Over the years, Dunedin property manager Sherril Buchan has faced some difficult moments in her job but the outlook was much more positive this week.

Ms Buchan, of Cutlers Property Management, had experienced a few frustrating times when she wondered ''What am I doing here?'' and had questioned if she was in the right job.

But those concerns melted away when she won this year's Otago University Students' Association's Best Landlord Award over five other shortlisted contenders. She also received a $100 voucher and other prizes.

She liked having a ''nice friendly rapport'' with student tenants, and was also pleased students appreciated her work, and nominated her for the award, Ms Buchan said.

The award also reflected positively on landlord Ross Lund, she said.

Competitive pressures linked to a slowdown in the university student roll meant there was no room for complacency, and some potentially less appealing properties could become more difficult to let, she said.

A nominating tenant, fourth-year student Jess McLean, said she had had a ''really good year'' with accommodation and Ms Buchan had been easy to contact and swift to help whenever needed.

OUSA communications manager Tess Trotter said the award was part of the association's flatting week, which was devoted to providing advice and support for students on all aspects of flatting life.

OUSA student support advocate Philippa Keaney said the standard of landlord nominations had been ''spectacularly high'' this year.
