The recent sale of a Wanaka home for $1.65 million - nearly double its government valuation - was one ''out of the box'', the real estate agent who marketed the property says.

The 213sq m four-bedroom Mason and Wales-designed house at 46 Beacon Point Rd sold at auction on November 22 after attracting nationwide interest.

Agent Jarrod Frazer, of Bayleys Wanaka, said the sale price for the 28-year-old property, which has views across Lake Wanaka but is set well back from the lakefront, exceeded expectations, given its GV of $860,000.

The former owners were ''extremely happy'' and the real estate agency was ''very over the moon'', Mr Frazer said.

''It was one of those sales that was sort of out of the box, really ... I wouldn't have expected it to go that high.

''There were four registered bidders who just basically fell in love with the property and really wanted to own it, hence why the gloves were off at the auction.''

He said high buyer demand at present was one of the reasons for the success of the sale.

''I wouldn't say at that sort of level, but we've been pleasantly surprised a few times lately.''

Mr Frazer said the level of interest in the property was such that he was still getting calls from around the country inquiring about its sale price.

The new owners were from Hamilton, and would be moving permanently to Wanaka.
