A $250 million retirement village proposal will be considered as a special housing area by the Queenstown Lakes District Council next month.
In a statement, the council said it had received an expression of interest from Sanderson Group on two blocks of land totalling 50 hectares along Ladies Mile, near Lake Hayes.
Councillors will consider the fast-tracked proposal on May 26.
Tauranga's Sanderson Group has previously developed seven retirement villages and employs more than 300 staff.
The company's document lodged with the council states its Queenstown proposal will have 227 villas, 72 serviced apartments and a 72-bed care facility, with rest home, hospital and dementia care.
Staff accommodation is planned and there is space set aside for residential houses.
Prices will start at $575,000.
Sanderson Group chairman Fraser Sanderson described interest in a recent public open day as a "frenzy".
Queenstown has a "serious crisis" for elderly accommodation, he says, with many are leaving the area because they have no alternative.
"The proposal will free up hundreds of homes for the local housing market," the expression of interest says.
The land earmarked for the retirement village is zoned rural general.
The council statement said: "While the Housing Accords and Special Housing Areas Act 2013 doesn't provide for formal consultation on the establishment of special housing areas, QLDC's elected members are interested to hear local views on the proposal."
Feedback closes on May 20.
