An application to develop a big residential housing
subdivision near Waihola has been lodged with the Clutha
District Council.
Lakeside Ventures Ltd, comprising landowners Brendan and
Diane Lawlor, wants to carve up a 149ha parcel of land 1km
north of Waihola into a 32-lot development with residential
housing sites allocated on 28 lots, three for residual use
and the last to widen the access road into the subdivision.
The site is on the northern side of Lake Waihola and the size
of the proposed sections range from 4520sq m to just under
2ha.
The company said in its application those section sizes were
clustered throughout the land parcel so broad areas of
pasture could be retained.
A tree planting plan suggests 437 plants and more than 2000
native bushes would be planted around the site.
Access would be through Baker Rd which the developers want to
widen and enlarge to improve access to house owners and the
wider public, who would get access to the northern lake
shore.
They want the council to pay half the earthworks, drainage
and carriageway formation costs because of the public
benefit.
The application also includes a separate and detailed report
on how wastewater would be treated and disposed of at the
site.
The Lawlors have recently bought an extra 48 units of water
from the North Bruce rural water scheme to provide water
services to the sections, while an overhead power line
already crosses the area.
There is a question mark over providing telephone services to
all sections as Telecom has indicated its line capacity in
the area is fully allocated "but given the advances in
communication technology and reception availability over the
subject site, cellphone coverage may now be seen as
appropriate".
The application will be considered by the council's hearings
panel once public submissions close on August 8.
