Kaitangata man will face court on January 26 following a cannabis seizure Detective Sergeant Kate Bartlett, of Balclutha, described as "a really well-constructed indoor grow".
The weight of the seized plants had not been measured last night, but they were of good quality, she said.
Det Sgt Bartlett would not say what prompted the search of the property, but the occupant had been arrested after it took place on Thursday.
A shed had been divided into two areas, one area with smaller plants, and another area for drying larger plants.
The man was charged with cultivating cannabis.
