The site was vacated by Scott after it opened its new $3.5 million, 3.2ha facility in Kaikorai Valley Rd, last October.
Oakwood Properties director David Marsh said stage one, with two office spaces totalling 600sq m, had been completed and negotiations were under way for lease of the second space.
Stage two, a 1300sq m bulk retail space, was about 20% of the way through construction and expected to be completed by March 2010, but a national retailer interested in the site was yet to sign a lease, Mr Marsh said.
While the interior was being completely renovated, the footprint of the building and its exterior walls remained the same.
The site has almost 60 parks.
