Residential development submissions sought

People have until February 19 to make a submission on a proposed development at the Crown Terrace - the subdivision of the Royalburn Farm, a 482ha site on either side of the Crown Range Rd, into 20 separate residential lots.

Royalburn Farming Company Ltd is proposing the development, which would include establishing a 1000sq m building platform on each of the lots, installing a native revegetation programme and creating a public walkway from the Swift Burn to the Crown Range Rd, on State Highway 6 between Arrowtown and Gibbston.

The farm is bound by the Swift Burn stream to the south and west, Glencoe Station and the Crown Range Rd to the north, the Crown Range itself to the northeast and by Waitiri/Eastburn Station to the east.

The application, which has been publicly notified, said the farm was held in 11 separate freehold titles of land and was being used for grazing purposes and growing of winter feed.

If consented, Royalburn Farming Company Ltd would create the 20 freehold titles, with residential building platforms and design controls and one balance (farming) lot, in addition to the revegetation and public walkway.

The primary objectives of the proposal were to maintain a "viable farm"; provide the new house sites which would be clustered in three locations; maintain the wide open vistas and views from the Crown Range Rd; retain control over the design, size and location of the house sites; enhance public access; and provide ecological enhancement opportunities and reparation management.

The application said consultation had been done with the Wakatipu Trails Trust, neighbouring landowners, the Department of Conservation, Land Information New Zealand and Kai Tahu ki Otago during the planning process.

Lakes Environmental planner Quinn McIntyre said Royalburn Farming Company Ltd was investigating water source options - the options were either an alteration to the existing surface take from one of the streams running through the property; a bore supply; or a combination of both surface and bore supply.

Delta Utility Services Ltd and Telecom New Zealand Ltd had advised there was sufficient infrastructure to provide service to the proposed subdivision.
