New bid for subdivision

A Queensberry site with a ‘‘complex planning history'' is at the centre of another bid for resource consent.

Minaret Resources Ltd is seeking permission to subdivide, creating 19 allotments.

The site is 5km south of Luggate, near the border with the Queenstown Lakes District Council.

The Central Otago council's hearings panel will consider the matter next Tuesday.

In the application, Paterson Pitts Group director Peter Dymock said the application site had received five resource consents from the Central Otago district council.

It also included land within the neighbouring local authority, so it had received five consents from that authority as well.

Most of the consents were redesigns of the original consents, he said.

The latest application was another refining of the layout for the development.

The average lot area would be 7.73ha and there could be two or more stages of development.

Preserving the native kanuka shrubland and natural schist rock outcrops was an important part of the amenity of the subdivision and building platforms would not compromise amenity and landscape values, Mr Dymock said.

Central Otago district planning consultant David Whitney described the site as having a complex planning history.

The latest subdivision was a non-complying activity as it created allotments smaller than 8ha.

He recommended it be approved, subject to 35 conditions.
