Emergency services were called to the fire at a house on Breens Rd, Bishopdale, about 10.40pm.
The man's neighbour Jared Orme was alerted to the fire by smoke around the side of his flat and called Fire and Emergency New Zealand, Stuff reported.
Mr Orme went to the man's door and tried to get his attention but emergency services told him not to open the door.
A police spokesperson said the man was found inside the property in a critical condition. He was believed to be in his 70s.
He was transported to Christchurch Hospital but later died of his injuries.
The man was the sole occupant of the property.
The cause of the fire is unknown and is being investigated.
A scene examination was completed yesterday. A guard will be in place while police and Fire and Emergency NZ undertake the investigation.
