Three Queenstown sections sold in $100 million deal

An Auckland-based property development and investment firm has spent about $100 million on three strategic parcels of land in Queenstown.

Clarke Group, which delivers scalable medium-density housing and build-to-rent communities in Auckland and Queenstown, recently settled its purchase of 489 Frankton-Ladies Mile Highway.

Yesterday it confirmed it had also unconditionally settled on 465 Frankton-Ladies Mile Highway, home to the Ladies Mile Pet Lodge, which backs on to 489, and 429 Frankton-Ladies Mile Highway, opposite Queenstown Country Club.

The combined acquisition value for the three sites, more than 13 hectares, is about $100m.

In a statement, a company spokesperson said the acquisitions consolidated a key portion of the Te Pūtahi Ladies Mile precinct, which would become one of New Zealand’s ‘‘most significant’’ residential mixed-use urban developments.

The Te Pūtahi Ladies Mile plan change, which took effect in December 2024, rezoned the area for medium-to-high-density development, supporting a mix of housing typologies, alongside provision for schools, parks and a future town centre.

The spokesperson said a varied resource consent for 429 Frankton-Ladies Mile Highway, dubbed ‘‘Parcel 1’’ was expected this month.

According to the company’s website, it is the first major residential component of the Ladies Mile precinct, where about 443 new homes are envisaged.

Earthworks are scheduled to begin later this year.

A comprehensive master plan for 489 Frankton-Ladies Mile Highway — which, along with 465, formed ‘‘Parcel 3’’ — was now under way, and would incorporate the ‘‘commercial heart’’ of the wider precinct.

Proposed development included retail, service and a commercial space to support the immediate residential catchment and wider corridor, the website says.

‘‘Designed as an integrated and walkable destination, the centre will play a key role in shaping the identity and functionality of the precinct as it develops over time.’’
