Consent has been granted for a new Kāinga Ora development in central Dunedin.

Demolition of the 16 state houses in Carroll St has been completed in order to make way for a 40-property development on the site.

The proposed units are to be contained within two buildings — Building A and Building B.

Building A will have four storeys and contain 20 one-bedroom and eight two-bedroom units.

Building B will be three-storeyed and contain 12 two-bedroom units.

A parking area for 29 vehicles (including eight mobility spaces) is proposed at the rear of the site and will be accessed via a vehicle crossing and accessway along the western boundary of the site.

Kāinga Ora regional director Kerrie Young said the 16 former homes were no longer fit for purpose.

"Resource consent for the project has been granted and we will now begin an internal process to confirm the detailed design of the homes, in order to progress towards submitting a building consent application.

"The current plans include about 25% of the homes meeting full universal design standards, meaning they can be adapted to be accessible for people of all abilities, at any stage of life."

They also included a shared outdoor space and a community room facility, while car parking for residents had also been incorporated into the design, she said.

"We are looking forward to delivering these new ideally located homes to the Dunedin community so more people can live in an established area that is close to shops, open spaces and other amenities."

Tenants previously living at the Carroll St site were relocated to other Kāinga Ora homes in the region prior to any site works starting.

A Kāinga Ora spokesman said it would provide a timeframe for the project’s completion and its estimated cost later this year.
