Gapes’ Redwood Group will settle on the 1012sqm site next month and, subject to resource consent, hopes to get earthworks under way "well before Christmas" to enable construction of the 10 architecturally-designed boutique townhouses.
Bayleys Queenstown agent Matthew Lawrence says three have already sold, and another three are under contract.
Priced from $1.85million to $1.95m, each three-storey unit has a floor area of 110sqm, with three bedrooms, three bathrooms and a media room, which could also be used as another bedroom, along with open-plan kitchen, living and dining and allocated off-street parking.
Lawrence says each one comes with 365-day residential visitor accommodation, making it a tempting option for out-of-town buyers looking for a lock-up-and-leave holiday home, with an Airbnb option.
Proving "very popular so far", most of the interest to date’s come from Aucklanders.
"The views and the location are what makes this unique — it’s the closest development to town at the moment."

Gapes says the units will also suit people looking for a place to call home.
"You could quite easily live in one 12 months of the year, but I think with the location and the views, they’ll be pretty attractive as short-term visitor accommodation as well."
Redwood Group, which developed Frankton’s Five Mile shopping centre, is also behind central Queenstown’s The Alex Apartments and Arthurs Point’s Coronet Peak Alpine Villas.
It’s also full-steam ahead on the under-construction Kawarau Villas, which will ultimately comprise 180 units at Remarkables Park’s Juniper Pl.
Gapes says the first of the 39 three-bedroom, two-level units in the first stage of Kawarau Villas are finished, with settlement expected next month.
And about half the 38 units in the second stage have sold.
"They’re going well.
"It’s a mix of ... local owner-occupiers, first-home buyers, we’ve had investors from Queenstown ... Australia and Auckland.
"The rental returns on them are really good, so I think they’ve been an attractive proposition for a lot of people," he says.
