
Organised crime unit Sergeant Chris McLellan, of Dunedin, said the items were discovered in a Somerville St house in which seven people lived.
People at the address when police arrived were removed, as were three dogs.
One occupant, a 39-year-old man, was assisting police.
A scene guard was placed at the house and a tent set up awaiting the arrival late yesterday of specialists to examine the house.
The items discovered could be used to make methamphetamine, or P.
However, the brief initial assessment was that they were not operational, Sgt McLellan said.
The search warrant was issued in relation to suspected cannabis and methamphetamine offending associated with some of the occupants of the house and was the result of months of investigation.
Police staff and the people living at the house underwent precautionary decontamination measures following the search.
The specialist team was likely to complete its assessment today.
The find was not gang-related, Sgt McLellan said.
