Developers off to court

A dispute between property developers heading neighbouring residential subdivisions in Lake Hawea is to be heard by the Environment Court.

Willowridge Ltd, directed by Wanaka developer Alan Dippie, has appealed a resource consent granted to former surveyor and planner Chris Streat's development company for stage three of his Grandview subdivision.

Last month, the Queenstown Lakes District Council gave Mr Streat resource consent to develop his proposed 90-lot subdivision on land at Lake Hawea.

The proposed Streat Development's subdivision is located at the back of the Lake Hawea township and between Cemetery Rd.

Mr Dippie's Willowridge owns land next to Mr Streat, where he has just finished developing stage one of the Timsfield residential subdivision.

Willowridge submitted against the Streat Grandview III proposal at a QLDC hearing last year.

It has appealed the subsequent decision to grant resource consent on the grounds the neighbouring developments need an "integrated . . . urban design for the extension of the [Lake Hawea] township''.

The granted resource consent also forces Willowridge to provide roading access and linkages to the Streat Development to achieve an adequate urban design, the appeal application claimed.

Independent commissioner Michael Parker said in his consent decision last month, Willowridge and Mr Dippie's submissions had offered insights into the development of Lake Hawea.

"We recognise [Willowridge's submissions] could support an argument for a more comprehensive approach to planning of the township and its surroundings,'' he said.

However, they were not specific barriers to the commissioners granting consent in this situation, Mr Parker's decision said.

Mr Streat's Grandview stage III development was consistent with community aspirations and development in the vicinity in a way which catered for the future of Lake Hawea and granting consent did not create a precedent effect, Mr Parker said.

An appeal date is yet to be scheduled by the Environment Court to hear the matter.
