Cromwell's industrial and residential areas are set to change under proposed Central Otago District Plan changes, on which submissions were heard by the Central Otago District Council's hearings panel at a meeting in Alexandra yesterday.
Plan change 4B, which would extend an area of Cromwell's new residential resource zone by 56ha, attracted 17 submissions from nine different individuals and companies.
The land in question sits next to a 70m strip of a residential resource area, and behind other residential properties fronting Waenga Dr.
Under the plan change, it would be zoned residential but subject to conditions promoting low-density housing, with a minimum allotment size of 500sq m as opposed to the 250sq m minimum size on most residential land.
On behalf of six submitters, survey consultant Charlie Hughes supported the proposal as the best use of resources in the area.
Heritage Properties Ltd, R. H. Sew Hoy, D.H. Shelton, P. H. C. and R. G. Sew Hoy, and Sisi Ltd, which own about half of the land subject to change, supported its zoning as residential.
Some submitters asked the council to include the 70m strip of land within the new residential area, which would then front McNulty Rd in part.
Others wanted the minimum site size to be enlarged, so a minimum lot would be up to 800sq m.
A planning report recommended the council accept submissions in support of the change, and confirm it subject to three amendments, which would require the minimum site size to be 500sq m.
• Plan change 4C, which would include 20ha of land in Cromwell's industrial area, was supported by each of the three submitters on the proposal.
The change would include land south of McNulty Rd, between the Cromwell Saleyards and the town's existing industrial zone, as well as land north of Cemetery Rd between the cemetery and industrial zone, within the industrial area.
It was a logical extension of the industrial area, which was prompted by Cromwell's rapid commercial growth, submitters said.
It was recommended the council accept submissions and confirm the change.
