'Tense' talks with contractor over delays

The University of Otago has been having ''tense'' conversations with contractors over the length of time it has taken to fix problems at its $40 million building at Forsyth Barr Stadium.

The problems, which include sound leaking from the gym to office spaces, are yet to be resolved despite the building being handed over to the university in December 2011 and fully occupied by February last year.

Property services director Barry MacKay said at a meeting last week the length of time it had taken to remedy the issues had resulted in some ''tense conversations with the contractor''.

Elaborating on the issues further, Mr MacKay said in a statement yesterday the university was annoyed with the contractor ''because of the delays in resolving the issues''.

The building's defects included problems with its roof, the gym floor markings and noise separation between the gym and office spaces.

The problems had been an ''occasional minor inconvenience for staff, particularly while areas have had to be cordoned off for remedial work to take place'', he said.

Due to their ''complexity'', the problems were taking some time to resolve, which was not unusual for a new building.

''We have been unable to fix some defects during the academic year because the building is in use.''

It was expected the remaining defects would be fixed over the summer holidays, but if the issues could not be resolved satisfactorily, ''contractual remedies'' were available.

Mr MacKay said the project was managed by Arrow, Naylor Love was the main contractor, and Warren and Mahoney was the architect.
