Cornish Point Developments' application for a five-allotment subdivision across Lake Dunstan from Cromwell has been turned down by the Central Otago District Council planning committee.
The company wanted to create five allotments with areas between 15.2ha and 28ha above Cornish Point Rd.
The area is subject to slippage and to a high-voltage line hazard.
Submitters were concerned dwellings would be be visible from certain points on Cornish Point Rd.
"Domestication" was also an issue with the possibility of extra vehicles, sail cloth shade awnings and sun umbrellas highly visible, which submitters claimed would be significant and adverse.
The council said some structures and works planned for the subdivision would be located close to the ridge-line on a prominent place.
In refusing consent the council said neither the amenity values nor the environment would be enhanced and the subdivision would not result in the efficient use of the land.
