Preliminary work is set to begin soon on a ''premium'' residential subdivision between Wanaka Airport and the Clutha River.
Following a hearing in June, Corbridge Estates Partnership Ltd - now Corbridge Park Ltd - gained approval to subdivide its 322ha property at 707 Wanaka-Luggate Highway (State Highway 6) to create 35 premium residential lots and a balance farming lot, each with a residential building platform.
Corbridge co-director Lloyd Ferguson said work would begin soon to ''tidy up'' the SH6 frontage of the development, including new fences and an entranceway.
The development would be put out to tender and the timing of the project beyond that was yet to be finalised.
''The rest will depend on what the contractors come in at,'' Mr Ferguson said.
''We don't have any debt on it so timing's not too much of a worry.''
There was already some interest in pre-sales of sites, which will range in size from 2150sq m to a maximum of 10,500sq m.
''We've got some good inquiry but we haven't launched anything officially on the market yet. We're just taking our time.''
Corbridge also gained land use consent to establish communal work and social buildings, four guest accommodation units for the exclusive use of residents, a boat shed, jetties, two utility buildings and associated earthworks.
A 7.9ha lake will be a central feature of the development.
A 10-year consent period was granted due to the scale and complexity of the development.
The site, in the rural general zone, is managed at present as a dryland sheep and cropping farm.
Conditions of the consent include building height restrictions, ensuring buildings on 13 of the lots are not visible from Clutha River Reserve land, and that the consent holder be responsible for the ongoing maintenance of the public walking and cycling tracks within the development.
New residential buildings located within 80m of SH6 are to be designed and constructed to meet noise performance standards for traffic and no further subdivision or development of the residential lots or balance of the property is permitted.
