Willowridge seeks subdivision consent

Consent is being sought to develop a residential subdivision on an 8.4ha site on Cardrona Valley Rd.

Wanaka property developer Alan Dippie's company Willowridge has applied for consent to carry out earthworks associated with residential development and to create 48 sections.

Willowridge recently bought the land from Stewart and John Blennerhasset, Timothy Wren and Iain Fyfe.

It is located between the southern edge of Wanaka, behind Stone St, and the indoor climbing facility Basecamp.

Willowridge has applied to develop 5.6ha of the site, which is split between low-density residential zoning and rural residential zoning.

The bulk earthworks consent application is to shape roads and building platforms and also terrace lots on the northern edge of the site.

The application states northern terracing is desirable because the site is south facing with poor solar gain and aspect.

Of the 48 lots, one would be set aside for a public reserve, and eight lots located in the rural residential zone on the southern edge of the site would have land areas of between 4000sq m and 4875sq m.

The remaining 39 lots, all zoned low-density residential and situated behind existing houses on Stone St, would be between 700sq m and 960sq m, apart from two lots of 1250sq m and 1135sq m.

Earthworks are estimated to take three months, with access to the site proposed from two separate entry points - off Cardrona Valley Rd and the end of residential cul-de-sac Coromandel St.

A total of 56,200sq m of exposed earthworks are proposed across the two different residential zones.
