Industrial land moves

Updates on two proposed zone changes to enable further development on the outskirts of Wanaka will be presented to the Wanaka Community Board on Tuesday.

Plan change 36 aims to extend the amount of industrial land available in the Ballantyne Rd area by rezoning about 8.8ha of rural general land between Gordon Rd and Frederick St.

It includes several sites owned by Peter and Dee Gordon already subdivided for industrial and business use through the grant of a non-complying resource consent. Some public consultation has already taken place.

The new zone will be called a "greenfields business and industrial zone" and is being drafted along similar lines to the nearby Three Parks business subzone.

The new zone will prohibit all residential and visitor accommodation uses and most, if not all, retail activities will be non-complying or prohibited. Offices and community activities, such as education and healthcare facilities, will also be non-complying.

Open spaces will be identified and protected from built development. No recreational spaces will be provided.

The board and strategy committee will be updated regularly over the next three months, with a call for formal public submissions likely in mid-August.

The second proposal, Plan Change North Three Parks, will rezone 47.2ha of land between Ballantyne Rd, the Wanaka-Luggate Highway, Wanaka golf course and the Three Parks development.

It aims to provide more land for residential houses and visitor accommodation and the public's first opportunity to provide feedback should occur within the next two months.

Several landowners will be involved in this proposal, which was initiated in February by the strategy committee.

The main landowner is Ballantyne Investments Ltd, a company associated with William Haig of Christchurch and Neil Matchett of Wanaka.
