Rentals market prices adapting

Tenants have sought reduced rents in Queenstown as Covid-19 hits wages.

An influx of properties normally rented out on a short-term basis, such as on Airbnb, have also become available for long-term leases.

Queenstown Accommodation Centre managing director Craig Dow said the town was in for an interesting few months, with those providing Airbnb experiencing a number of cancellations.

"The most obvious alternative option is long-term tenants."

He said those with tenancies were also affected, including foreign workers having to decide whether it was better to fly home.

"Some tenants’ work has been reduced and they are looking at reducing the amount they are paying. We are dealing with that on a case-by-case basis."

He said landlords were being receptive to changes, but there was a balance to be struck with their own financial situation.

One landlord who advertised on the "For Rent in Queenstown New Zealand" Facebook page said they could organise food and beverage delivery for additional costs.

"Cute two-bedroom, two-bathroom unit available for rent over the next month for self-isolation."

Another landlord advertised a cut-price private studio for $250 a week, including power.

"We used to run this as an Airbnb but in our transition to long-terms rental we also want this to be a reasonable price for people that will undoubtedly be affected by Queenstown’s changing economy."
