Millbrook Country Club Ltd has applied for resource consent to subdivide 8.96ha into six lots, four of which are intended for future residential development as part of the next stage of Millbrook West.
The proposal said four lots would range in size from 4560sq m to 2630sq m, with a fifth lot of 1835sq m for common access and a balance lot of 7.48ha.
The residential building platforms would all be 800sq m and have a 5.5m height restriction. However, no construction was proposed under the application.
Additionally, any built form would be required to comply with the Millbrook design guidelines and a landscape and neighbourhood design plan provided in support of the proposal.
Earthworks to form accessways, create level building platforms and to extend an earth mound would comprise 5500cu m of cut and 3000cu m of fill.
The subject site was to the south and west of the Malaghans Rd-Middlerigg Lane intersection. It was being used by the applicant for temporary storage of construction materials, a hay shed, contract machinery and a temporary site office.
All of the items, with the exception of the hay shed, would be removed as part of the application.
Millbrook West was the proposed expansion of the five-star resort to the land directly west of the existing resort facilities, comprising 91ha.
Consent was granted for Stage 1 of the expansion, occupying about 60ha and comprising 57 residential allotments.
Stage 2 included an area of land within Millbrook ownership and was separated into two stages.
Consent for stage 2B was sought first and granted, comprising a nine-lot residential subdivision with building platforms, two open space lots, two golf course lots, earthworks and land-use consent for a toilet building within the golf course and a residential dwelling within each proposed lot with associated landscaping.
Stage 2A was the subject of the most recent application and was located entirely within the rural general zone.
Two further applications were planned to cover the remaining land within the Millbrook Resort zoning around the nine golf holes granted as part of stage 1.
