Two more housing areas

Another 423 residential units are proposed on 30.5ha on the northern side of Ladies Mile in two special housing areas.

They would be accessed by a proposed new roundabout at the intersection of Howard's Dr and State Highway 6.

The Queenstown Lakes District Council received a two-part residential and mixed-use expression of interest for Flint's Park, which proposes a total of 247 residential units, a local centre, reserve and school site, and a separate expression of interest from Glenpanel for a 176-unit development on adjoining land.

Flint's Park is proposed Glenpanel LP, a company associated with Mark Tylden and Lindsey Topp, both of Queensotwn.

The residential aspect of Flint's Park envisages 151 units - 68 stand-alone houses, 12 duplex houses and 71 terrace houses - on 7.1ha at the western end of the site, near the Shotover Country roundabout on State Highway 6.

Beside that, opposite Queenstown Country Club, would be the Glenpanel special housing area.

It is proposed by Maryhill Ltd. directors of that company are Sharyn and Grant Stalker, developers of Shotover Country, Kristan Stalker and Emma Stalker.

That development proposes 176 units - 90 detached houses and 86 attached - on 15.5ha.

Flint's Park's mixed-use development would be at the Arrowtown end of the site, on 7.9ha. Within that another 96 residential units were proposed, of which 82 would be attached houses.

The Queenstown Lakes Community Housing Trust would receive a total of 43 units - 25 from Flint's Park, 18 from Glenpanel.

Council chief executive Mike Theelen said the council was still considering the Laurel Hills special housing area proposal, having "paused" a decision at its last meeting to gain feedback on all three proposals first.

The Laurel Hills proposal is for 156 houses on 9.4ha of land on the elevated river terraces above the Shotover River, accessed by Stalker Rd, part of the Shotover Country subdivision.

Mr Theelen said community feedback on Flint's Park and Glenpanel would close at 5pm on April 11.

Elected members would then have a "holistic view" of the developments proposed and transport implications and consider them together at the next full council meeting in Wanaka on April 18.
