A billboard is the only sign of any progress on the proposed boutique hotel in Brownston St, Wanaka, but construction of the 35-room luxury lodge is well under way.

The New Zealander behind the development, B-Group chief executive Andrew McIntosh, said almost the entire hotel destined for 67 Brownston St was being built in modular form in China.

Site works were expected to begin in late November and the 44 modules to be shipped from China were due to arrive in February or March.

Once site preparation works were complete, the craning of the 44 modules was expected to take just five days.

When finished the $12.47 million hotel would comprise 35 private rooms built across three levels providing accommodation for up to 70 guests.

There would be internal and external guest lounges, a ground floor retail cafe and a roof-top bar and bistro.

Mr McIntosh said he ''didn't want to put a date on it'' but the lodge could be open as early as April next year.

Mr McIntosh moved to Sydney several years ago and was in Wanaka to film a promotional video to go on the hotel's website.
