Retiree demand drives expansion

Strong demand for retirement style living accommodation in Wanaka has meant plans for more than 40 apartments for retirees have been brought forward.

Aspiring Lifestyle Investments Ltd and P. D. Gordon Trust Ltd have applied for resource consent to add 46 apartments, one visitor accommodation unit and to extend the existing community centre at the Aspiring Lifestyle Retirement Village.

The apartments will be in addition to 124 villas and the recently opened aged and dementia care facilities already on the 46.88ha site.

Two double-storey buildings will be built to contain the new one-, two- and three-bedroom apartments.

Consent for the apartments was granted in 2008 as part of the process for the original development.

The new consent contains the designs of the apartments and the visitor accommodation unit.

Managing director Aaron Armstrong said the final villa would be completed in March, about three years ahead of schedule.

The apartments were the final stage of the development.

There was an increasing demand for retirement style villas and apartments in New Zealand and the demand in the Upper Clutha was particularly strong, he said.

"When we started out there wasn’t much like the type of thing we do out there and we’ve certainly benefited from that."

Competition had increased but the number of people wanting to retire in the area would likely do the same, Mr Armstrong said.

During stage two of the development in 2011, neighbours of the village launched a legal challenge after a change to the number of units was approved by the Queenstown Lakes District Council.

The issue was settled during a mediation process with the terms of the out-of-court settlement never disclosed.

Mr Armstrong did not expect there would be a similar situation this time as the apartments had been clearly outlined during the original consent process.

Tenders for the work on the apartments would be sent out on Monday  with building expected to be started in May next year, he said.
