A resident at a Dunedin boarding house saw blood on the floor as armed police descended on the property following a fight.

The man said he was woken by police and told to leave the house shortly before 2pm.

A police spokeswoman said a man had been taken into police custody and another man with "moderate but not life-threatening injuries" had been taken by ambulance to Dunedin Hospital.

Details on if a weapon was used in the fight were unavailable, she said.

Several police cars are at the scene at Leckhampton Court.

Residents spoken to told the ODT they were unaware of what led to the callout as they had not seen or heard anything.

The house has about 10 rooms and residents were told by police to come down to the front yard.
