A striking studio unit with three portholes is a novel feature on adjoining waterfront sections for sale in an enclave between Queenstown’s Jack’s Point and Hanley’s Farm.

Facing northwest, the studio and sections — at 18 and 20 Woolshed Rd — cover a combined 1400 square metres, and overlook Willow Pond.

The one-bed ‘boat house’, whose shower even has an infinity roof, has an expansive kwila deck with built-in barbecue stations, and, suspended on screw-in piles, is lit underneath at night.

"There’s lots of scenarios where you can imagine purchasing [the boat house] now for accommodation when you visit Queenstown, and you’ve got somewhere to leave toys, then over time you could build a really substantial residence," says local New Zealand Sotheby’s International Realty sales associate Gareth Ireland, who’s marketing the sections alongside colleagues Julia Franklin and Willie Baddeley.

He adds you could build over both sections — there are already approved plans — or one house on each.

Ireland says Willow Pond’s "just a gorgeous spot with beautiful views out over the water", and the footpath running by the property leads straight to Jack’s Point Village.

"The level of interest has been quite strong."

The sale’s by negotiation, with a price guide of about $2.2 million.
