Subdivision proposal opposed

None of the 18 submissions received by the Queenstown Lakes District Council on a proposal to create a 12-lot residential subdivision in Arrowtown support the development.

There is yet to be a hearing date set for the proposal,  mooted by developer John Guthrie, Arrowtown realtor Richard Newman, Banco Trustees Ltd and McCulloch Trustees 2004 Ltd.

The western boundary of the 6.5ha site adjoins The Hills golf course and is opposite Arrowtown's urban growth boundary, adopted by the council through Plan Change 29 three years ago.

It was proposed to construct the subdivision in three stages. Lot sizes would range between 3845sqm and 5540sqm, and, if approved, a lapsing date of 10 years to give effect to the consent was sought.

The Arrowtown Planning and Advisory Group's submission said it did not believe it was appropriate for the land to be subdivided and it was inconsistent with the operative district plan and provisions of Arrowtown's urban boundary.

``Granting the application will set a precedent,'' it said.

A group of 33 Arrowtown residents, many of who live on Cotter Ave, overlooking the subject site, said Plan Change 29: Arrowtown Urban Growth Boundary excluded that area from subdivision, and they saw no reason for it to be altered.

``We do not want urban sprawl.

``We never envisaged at any stage our unimpeded views to the south with sweeping rural vistas would ever be impeded by subdivision development.''

The group always believed the ``outstanding premium views'' would be protected under zoning rules and PC29, and did not believe design or landscaping could minimise the impact of the ``in your face development'' on ridge line landowners.
