Stormwater runoff from a new Wanaka subdivision into land owned by the Otago Fish&Game Council at the head of Bullock Creek on Thursday complied with earthworks standards.

That was the conclusion of Queenstown Lakes District Council officers who assessed the stormwater and confirmed it was clear and complied with the district plan and resource consent conditions.

Rain through the week filled a dam in the Meadowstone Alpha Series subdivision, next to the Fish&Game boundary, to the point where it overflowed, running ultimately into Bullock Creek.

Fish&Game chief executive Ian Hadland said on Thursday Bullock Creek was a sensitive environment fed by springs and such creeks were not usually affected by
stormwater flows.

He was concerned the subdivision was not yet completed "and it is well documented that when ground cover changes from absorbent farmland to hard surfaces like buildings and paths, the water can run off a lot quicker".

"This makes stormwater management very important."

Fish&Game was "trying to encourage" the QLDC to stop further development until the stormwater issues were resolved.

"It's becoming increasingly clear now that the pre-development modelling of storm flows and the system installed isn't fit for purpose."

Alpha Series developer Allan Dippie said on Thursday the stormwater system was performing "as designed and consented".

"The water is testing clear, which is very pleasing, so I do not know why Fish&Game would be concerned.

"The next stage of this project is to create a natural wetland to further enhance best management stormwater practice.

"That will see the present holding pond transformed into a native wetland environment which will also enhance the conservation values of this wonderful area."

Communications adviser Lu Morris said the council would continue to monitor the site.

"Any enforcement action, if required, will be considered in accordance with council's enforcement strategy and prosecution policy."
