Dunedin CIB staff are investigating an incident early yesterday at a Dunedin boarding house which left a 38-year-old man with serious injuries.

The man was taken to Dunedin Hospital with undisclosed injuries following the incident at Melville Hall, in Melville St, about 1am, police said.

A scene guard was in place at the property yesterday and it is understood police are investigating whether the man was pushed out a window.

CIB staff, including a forensics team, were seen sweeping glass below a broken first floor window at the property yesterday.

They were also seen assessing the situation from outside the window in a cherry picker.

A 28-year-old man has been arrested and charged with wounding with intent to cause grievous bodily harm.

He is due to appear in the Dunedin District Court today.

Senior Sergeant Craig Brown, of Dunedin, said no further details of the incident were available.

Neighbouring residents of the boarding house said they had not heard of any previous incidents at the property.

"I've been here for 12 years and it's always been very quiet,'' Judy Holland said.

"There's been no trouble.''

Fellow Melville St resident Douglas Attrill also said the area was usually very quiet.
