A tenant has been ordered to pay more than $9000 to her landlord after she left dog poo and six trailer-loads of rubbish at the Dunedin property.
Cody Mcauliffe was hauled before the Tenancy Tribunal last month for leaving her home in The Glen in such a state the house was unrentable.
The tribunal heard that Mcauliffe’s tenancy was terminated in November.
All of the downpipes had been removed from the property in what was "clearly intentional damage", the decision said.
"It also included the six trailer-loads of rubbish to the refuse centre, and cleaning up of dog excrement."
The tenant had removed the wall linings and did not follow through on her promise to repaint the walls.
A fire that was lit outside the property had also caused significant damage.
A raft of other issues requiring attention were identified, including items left on the roof, holes in walls, a broken toilet seat and cistern, windows that needed replacing and makeshift fencing which had to be removed.
The tribunal deemed the damage was "more than fair wear and tear" and awarded the landlord four weeks’ rent, given the work required before the house could be re-leased.
All of the landlord’s claims for damage were successful and the tribunal ordered $11,622 to be paid to Titiroa Trust.
Because the landlord retained the $2120 bond, Mcauliffe owed them $9502.
