Unpaid rent the biggest complaint

Queenstown tenants are either behaving themselves or it is uneconomic for landlords to try to recover missed rent from tenants returning overseas.

Missing rent payments is the most common complaint to the Tenancy Tribunal, with 91% of applications nationally being filed by landlords,

76% of them due to rent arrears.

A spokesman for the Ministry of Business, Innovation and Employment said the data did suggest Queenstown had ''considerably less Tenancy Tribunal disputes compared to the size of the rental market''.

The spokesman said this could be attributed to the resort having a large number of rental properties administered by property managers, who may be contributing to a more professional level of landlord service and tenant selection.

''This tends to result in disputes being dealt with promptly and without the need for Tenancy Tribunal intervention.''

While many tenants could vacate their tenancy without paying rent, for landlords ''it is often uneconomic to try and recover that money from tenants who return overseas'' so they may not bother applying to the tribunal for rent arrears.

Statistics from the ministry show that between July 2012 and June 2013, most applications to the Tenancy Tribunal were for properties in Fernhill (23), followed by Frankton (18), then Queenstown (19).

In total, 118 applications were received for the period, compared with 83 for July 2011-June 2012 and 125 for July 2010-June 2011.

For the 2012-13 year, the tribunal received 42,438 applications nationally.
