The 857sqm lot, at 8 Whitbourn Pl, has been empty since the subdivision was first created in 1995, while, all around it, some of Queenstown’s most luxurious homes have been built.
Boasting incredible views, Aspen Grove, which gets winter sun, is now also home to mature plantings and landscaping along its boulevard-like lanes.
Bayleys Arrowtown agent Alan Sutton, who’s marketing Whitbourn Pl, has known the section’s successive overseas owners.
The first, he says, was an investor, and the current one — who paid $850,000 for it in 2018 — had intended building before they had a change of plans.
"It’s rather unusual it’s actually still virgin land.
"It’s definitely an icon in that area, and it just happens to be in the right spot."
Sutton says while a new owner could well build a large home, the section’s also unit-capable.
Its latest capital valuation, in 2022, was $990,000, but Sutton thinks it’ll sell for more.
