A high-end cluster of five stand-alone homes and eight duplexes represents a new housing typology for Queenstown’s Kelvin Heights.

Peninsula Rise, at 50 Peninsula Rd, occupies high north-facing ground near the entrance to Kelvin Heights, overlooking the Kawarau Falls Bridge.

The local developer, who is behind two new central Queenstown townhouse developments geared towards visitor accommodation, is pitching his next one more towards lock-and-leave buyers who might, for example, stay in them over winter.

The three-bedroom, three-and-a-half-bathroom two-level homes — four along the top and one just below — are a generous 174sq m with private courtyards and decks.

They are priced at $2,750,000.

The still good-sized three-bedroom, three-bathroom duplexes are priced at $2,495,000, with one already snapped up.

The duplexes, but not the homes, come with 180-day visitor accommodation consents.

Local Colliers agent Richie Heap, who is selling Peninsula Rise with colleague Poppy Jefferies, believes that could trigger interest from Australian buyers who enjoy a good exchange rate relative to New Zealand.

He says the developer "wanted it to be sort of higher-end luxury-type homes to keep in with the nature of the area".

He also notes the homes and duplexes, along with nicely-appointed interiors, include single-car garaging with, respectively, two and one off-street parks as well.

The exteriors include a mix of schist stone, sleek Colorsteel and expansive glazing.

Auckland-based Four Walls Architecture, whom the developer has used again, "has done a very good design in regards to keeping the aesthetics of what Queenstown has to offer, and it blends in well with the nature of the environment", Heap says.

Local-based Dent Construction has been contracted to build Peninsula Rise.

It’s due to start construction next month for completion by the second quarter of next year.
