Commercial developers have a building lined up for a makeover to complete a "modernisation project" for the shopping precinct in Wanaka's lower main street.

Helwick St landlords Gillee Holdings Ltd wants to replace the existing single-storey building, which houses retailers Wanaka Sports and the Perendale Wool Shop, with a two-storey development.

The company has applied for resource consent to demolish the existing premises and rebuild, adding an upper office level.

Gillee's resource consent application says the proposal for the properties at 8-12 Helwick St is the second stage of a two-stage project to modernise the existing buildings.

The company redeveloped its neighbouring Helwick St property, which now houses the ski, snowboard, and outdoor clothing retailer Base 2, last year.

The application says the existing retailers will occupy the new premises, but will swap locations.
