
The Dunedin City Council has approved resource consent for HWH Properties Ltd to create 23 new residential allotments, plus 12 two-storey units, all of which will neighbour Kaikorai Valley College.
DCC resource consent documents show the existing house on the site at 410 Kaikorai Valley Rd will remain, but will not be part of the three-stage project.
In stage 2, a total of 23 vacant residential sites will be created, ranging in area from 500sq m to 2100sq m.
Stage 3 includes the creation of 12 units.
The proposed units will be two-bedroom units, each with a footprint area of about 40sq m, and because they will be two-storey in form, each will have a total floor area of 80sq m.
There will also be a large green space area and parking located in the central area of the unit development.
Paterson Pitts Group surveyor Kurt Bowen said the developer hoped to complete the services, drainage and road in April next year.
He planned to sell the residential allotments as vacant sites for others to buy and then build on.
House building could start by the end of next year, Mr Bowen said.
The developer also aimed to sell the area for the 12 units to someone who specialised in building units.
Mr Bowen said construction of the units could start as early as the beginning of next year.
