Interest in developing prime Queenstown land

Seven expressions of interest have been received by the Queenstown Lakes District Council for the development of 4ha of prime Queenstown real estate at Lakeview.

Council senior policy analyst, housing, Scott Figenshow said the council was reviewing the proposals for the land at the top of Man St, but declined to say who lodged them, or give any details of the submissions.

"That review process will come up with a recommendation and where we go from there we'll see," he said.

"We haven't set a firm time [for announcing the recommendation]."

The council resolved on August 14 to adopt the draft objectives for Lakeview.

It decided the development should be high-quality, high-density residential and include community housing with the option for visitor use.

The council's ownership of the site should result in a "substantial long-term financial return to the community to be used for other community projects".

The development should be physically and socially integrated into the existing and future built and natural environments, and a safe public environment which encourages residents to interact socially and take pride in their community.

The objectives called for Lakeview to "positively" address the public environment and deliver high levels of private amenity, using natural and built forms which enhance Queenstown's "unique local identity".

Although "residential" was the watchword in the objectives, Mayor Vanessa van Uden said during the council meeting in August any proposal for Lakeview would be considered.

The parcel of freehold land at the top of Man St was first offered for development on a leasehold basis in 2005.

The council asked for expressions of interest in 2007 and two parties showed strong interest.

However, the global financial crisis meant no final agreement could be reached and the proposal was shelved until on August 1 the council announced it was going to test the market.
