Sir Peter Jackson is selling a tract of land he owns on the hills around Arthurs Point.

The property totals more than 220ha, across eight titles, and is for sale by international tender.

The combined 2014 capital value of the rural general-zoned land, which includes more than 70ha at Moonlight Track and the balance at Gorge Rd, was $3.975 million.

The land owner is listed as Michael Stephens - Sir Peter's lawyer and director of his company Wingnut Films Productions Ltd.

Mr Stephens declined to comment on why the land was being sold or when it was purchased, but Property Guru shows the former Sutherland Farm was last sold in 2002 for $2.25 million.

Bayleys marketing information says the ''raw rural land'' offers exceptional views and dramatic vistas, and '' represents a blank canvas for any new owner to create a very unique private estate''.

''Subject to consents, the property would also suit a high-end lodge/boutique hotel-type development offering seclusion, privacy, outstanding views.

''The balance of the land could be retained as a hobby farm, or developed further with walking/biking trails.''

Tenders close on February 22.
