
They are in The Yards subdivision at Victoria Flats, beside Gibbston, which is halfway between Queenstown and Cromwell.
Experienced Gibbston-based developer Dave Henderson says Queenstown has Australasia’s dearest industrial land, forcing many businesses to set up in Cromwell.
He says his asking prices are less than a quarter of those in Queenstown’s Frankton, and still cheaper than Cromwell’s.
The 10 for sale range from 1393 square metres, for $766,150, to 7959sq m for $3,183,600.
Local Colliers agent James Valentine, who is marketing them with colleague Alastair Wood, says "it’s an amazing opportunity for owner-occupiers who are getting pushed out of Frankton, just by pricing, and, equally, investors and land bankers who are keen to take a bit of a punt on Queenstown industrial land and get in early before prices go up".
Henderson, he adds, "has spared no cost when it comes to services and his vision for what this looks like in 30 years".
The Yards has its own wastewater system, water treatment plant, reservoir tank for fire fighting, a stormwater system for a 100-year rain event and major landscaping.
In addition, internal roads are all being asphalted.
Sites have high-spec fibre and three-phase power, and a bar/cafe over a pond is also being planned.
Lot buyers also buy into a services entity with "competitive" annual levies.
Henderson bought the land in 2018 as part of a larger farm which he subsequently sold off.
He says stage one will have about 40 sites over 20 hectares with capacity for another 20 to 30 sites in two more stages.
He expects civil works, being handled by Queenstown’s Civil Construction, to be completed by February.
Buyers can put up their own building or use a design-build option, Henderson adds.
