Blue Sky Property: A company that’s quietly raising the residential bar in Dunedin

Dunedin’s Blue Sky Property has taken a different route in an industry often driven by scale and speed.  

In a city steeped in architectural history, property development carries a big responsibility. 

For Blue Sky Property director Lyndon Fairbairn, that responsibility has shaped the business, by prioritising design quality, liveability, and long-term value. 

With 15 developments completed across Dunedin and more in the pipeline, the residential developer has built its reputation on delivering homes that are thoughtfully designed, carefully built, and genuinely liveable. 

Blue Sky Property was established with a simple but ambitious goal: to raise the quality of residential housing in Dunedin. That ethos has grown into a business model that is focused on boutique, design-led developments, often in character-rich or premium locations. 

“We’ve refined our approach to work on projects where we can really add value,” Lyndon says. “That comes through good design, strong locations, and getting the finishes right.” 

The company’s site selection is deliberate, favouring locations with underlying potential. Blue Sky collaborate closely with leading local architects and consultants to ensure each project responds to its surroundings instead of simply offering a generic solution. 

They manage the entire process in-house, from the early concept through to completion, and maintain close oversight of materials, detailing, and how each home will function. 

“It’s about creating homes people actually want to live in, not just something that looks good on paper,” Lyndon explains. 

Blue Sky operates with a tight core team, supported by long-standing professional relationships. Local architectural firms Mason & Wales and Lewis Architecture have played significant roles in shaping the design language of recent developments. Sales and marketing are handled in partnership with NZ Property Solutions, bringing deep local insight into buyers’ expectations. 

Construction is led by business partner Tony Illingworth and his building team.  

“Tony manages the build side and brings our developments to life,’’ Lyndon says. ‘‘It’s a key role, and we’re proud to have that capability in-house.” 

Local partnerships are also a cornerstone. They’ve built long-term relationships with companies that share their commitment to quality. Joinery Specialists deliver kitchens that lift the overall feel of a home, while Dunedin success story Escea fires are part of the company’s push toward higher-end finishes. 

Buyers of Blue Sky homes tend to be owner-occupiers – downsizers, professionals, and those seeking well-designed, low-maintenance living in great neighbourhoods. There’s been an increasing focus on delivering homes that perform beyond aesthetics, offering warmth, efficiency, and long-term durability. 

A recent project has incorporated characteristics of a passive home, with a complex air transfer system, increased insulation, and water retention tanks. 

Village on Bayfield is among the company’s current projects, a seven-home development designed specifically for downsizers. The single-level homes feature two generous bedrooms with ensuites, internal-access garages, and sun-filled living spaces, all within walking distance of the Musselburgh shops and schools. 

Perhaps the best expression of Blue Sky Property’s values is the transformation of Albert House. Just 150 metres from St Clair Beach, the long-derelict heritage building dates back to the late 1800s. Working alongside Heritage New Zealand, Mason & Wales, and local stakeholders, the project retains elements of the building’s historic character in the four large, high-end homes. 

The company has recently acquired the Montpellier site, a former hospital that has been derelict since a 2012 fire. Design options are being explored for the superb Mornington site adjacent to the Town Belt, and the neighbourhood is eagerly anticipating the forthcoming development. 

‘‘The setting is amazing, and we’re really excited for this one,’’ Lyndon says. 

Across the more than 90 homes they’ve delivered, and over $85 million in sales, Blue Sky Property has shown that growth doesn’t have to come at the expense of quality. 

“It isn’t about scale for the sake of it,’’ Lyndon emphasises. ‘‘It’s about continuing to lift the standard of what we deliver.”
