The non-notified application by Australian property owner Duffy Krook was processed recently by Lakes Environmental and permits four two-storeyed visitor accommodation buildings providing 12 units and up to 40 beds.
Mr Krook purchased 181 and 185 Upton St from the Youth Hostel Association last year for just under $1 million.
The association had earlier abandoned plans to redevelop the two sections into a much larger 90-bed, five-star hostel, and now owns the Purple Cow Backpacker in Brownston St.
Mr Krook has applied to vary the consent conditions to alter the car park design and move a garage further away from neighbours' houses, next to the fence between the property and the Wanaka camping ground.
The new application states the design change will not create any additional infringements to district plan zone rules.
There would be four tandem car parks instead of six and more usable landscaped amenity area, planner Duncan White said in the new application.
