Consent sought to cut lot size

The fifth and final stage of development at Wanaka's West Meadows subdivision proposes a further 27 residential lots and a rule change to allow smaller lot sizes than the zone permits.

Willowridge Developments Ltd has applied to subdivide a further 3ha of land at West Meadows, to the west of Cardrona Valley Rd, and for consent to apply low density residential zone rules to the lots created.

The site's rural residential zoning requires a minimum lot size of 4000sq m, but the application proposes subdividing the land to lots ranging from 780sq m to 1195sq m, making it a non-complying activity.

The proposal seeks to reduce the building setbacks for each lot to be consistent with the low density residential zone.

Willowridge's application said the proposal provided for a ''more efficient use of valuable land within the Inner Growth Boundary of the Wanaka Structure Plan than the district plan currently provides ... [and] is consistent with neighbouring development''.

Willowridge had made submissions to the district plan review to rezone the land for low density residential purposes.

''However, the demand for low density residential land at this location requires that a resource consent application is appropriate to bring the land forward for development ahead of the district plan review process,'' the application stated.

The development would complete the overall West Meadows subdivision.
