Lodge application publicly notified

An application to build a ski lodge on Mount Cardrona Station in the Cardrona Valley has been publicly notified, while negotiations to sell a separate alpine village development site on the high country property continue.

The Queenstown Lakes District Council is calling for public submissions on Mt Cardrona Station Ltd's proposal to establish a residential building platform and to construct a building and ancillary structures within this platform to be used for residential purposes and as a ski lodge for visitor accommodation. The lodge would have four double bedrooms, catering for a maximum of eight people.

Mt Cardrona Station covers 493ha west of the Cardrona township, rising up the lower reaches of the Cardrona skifield. Part of the property was recently subject to plan change 18, which rezoned 131ha of land, creating a Mount Cardrona Station special zone, providing for a range of urban residential densities and a small alpine village with commercial activities. That development site was placed on the market late last year.

The land earmarked for the ski lodge is not within the special zone. It is to be contained in a new title resulting from a boundary adjustment of the property granted by the QLDC in June last year.

The buildings would be accessed via an existing farm track from the Cardrona Alpine Resort access road. The platform would be 875sq m and the lodge would be 6.5m high and 392sq m.

The buildings would be clad with natural timber and have iron roofing.

Mt Cardrona Station Ltd has volunteered to restrict, by way of covenant, further development at the proposed ski lodge site.

The alpine village development site is being marketed nationally and internationally by Warren Hutt of CBRE on behalf of Mt Cardrona Station Ltd. Mr Hutt said negotiations were still under way with some prospective buyers who had registered expressions of interest before last month's deadline. However, no agreements had been reached yet.

Mount Cardrona Station Ltd director Chris Morton was unavailable for comment yesterday.

Submissions on the application close on February 10.
