A luxury hilltop lodge almost hidden away in Queenstown’s Sunshine Bay is for sale as a freehold going concern.

Built in 2004, with lake and mountain views, Azur Lodge comprises a large reception lodge and nine villas designed by Queenstown’s John Blair & Co.

They are spread across 13,913sq m at 23 McKinnon Tce.

Also for sale, at 21 McKinnon Tce, is a vacant 1377sq m section above the lodge.

The current Chinese vendors, who bought the property in 2016, obtained resource consent for a gated lodge on this site and a pair of two-bedroom villas alongside the present ones, however that consent has since lapsed.

Local Colliers sales consultant Mei Chen, who is marketing the property by deadline private treaty, closing May 12, has known the vendors since they came on board.

Despite being only 3km from the city centre, she said ‘‘a lot of people don’t even know this is there’’.

The capital valuation of the accommodation property is $10.25 million with an extra $950,000 for the vacant section.

Ms Chen said they did not reflect the added value of the business itself, which was trading very well.

She said in 2025 it averaged 85% occupancy and for the last four months that was 95%.

Among numerous accolades, last year the lodge was awarded One Michelin Key alongside Queenstown’s Rosewood Matakauri Lodge, Eichardt’s Private Hotel, Stoneridge Estate and Gibbston Valley Lodge and Spa.

Though there is no foreign buyer ban on the lodge property, it does apply to 21 McKinnon Tce as it is residentially zoned.

Ms Chen said within two days of the listing going live last week she was inundated with inquiries.
