The villa is in Benbrae Resort, Cardrona, a 16ha housing and visitor accommodation development which opened in mid-2007.
The unit is valued at $340,000.
Sella commercial director Casey Eden said if bids exceeded the value, 50% of the money thereafter would be donated to St John.
Auctions with $1 reserves have been held before in other New Zealand towns.
