A Queenstown developer says she turned down a bulk-buyer to allow her neighbourhood to grow organically.

Glen Tui Heights developers Janine Twose and Mark Wikstrom held an open day on Saturday to mark the completion of work on stage two.

The second stage, at Bob's Cove, about 15 minutes from the CBD on the road to Glenorchy, comprises 48 sections.

Fifteen smaller sections, priced above $350,000, sold by word of mouth in one night last week to individual buyers.

Other buyers have their money down on a further 11 larger sections.

However, Ms Twose said she and Mr Wikstrom were in no rush to sell the rest.

``I had someone call up from Auckland wanting to come in and buy a whole heap but we're not really interested in that,'' Ms Twose said.

``We're just doing it as we go. It's about building a community.''

Two 4000sq m sections are on the market for about $650,000.

Ms Twose said many of those who had bought sections were at the open day, meeting their future neighbours.

The open day was also a ``thank you'' to the firms the developers have worked with to get to this stage.

``There's some really cool people coming out here.

``Once we get the lodge and swimming pond in, it'll be amazing, and we'll have more days like Saturday.''

The stage two sections are grouped into blocks of five or six, surrounding by bush.

They will be released block by block over the coming years, including the prime sections down towards the waterfront.

``It's a long-term plan.''

Ms Twose lives in stage one, while Mr Wikstrom lives next door to the development.
