A group of apartment owners at Oakridge Resort want to manage their own affairs after they turned down a rental management offer from the new owners of the Wanaka hotel.

A group of about 20 North Islanders are not happy with an offer put to them by the resort's new owners to manage units at Oakridge, a disgruntled investor says.

The Whangarei-based investor contacted the Otago Daily Times after a meeting in Auckland last week between Oakridge Resort owner the Williams Group and about 50 apartment owners.

He declined to be named, citing concerns about a "backlash" from Oakridge.

The group were being prohibited from sub-letting their apartments, the investor said.

Oakridge Resort owner Tony Williams confirmed a "small" group of apartment owners had not joined the "vast majority" of unit owners who had signed up to a new agreement at the resort.

The Williams Group was grateful for the support of the majority of unit owners to manage the ongoing development of Oakridge Resort, he said.

"We're confident we have put in place long-term agreements to protect the property value of their units and investments," he said.

Fewer than the claimed 20 unit owners had decided not to join Oakridge's management pool agreement, Mr Williams said.

Oakridge Resort has about 96 privately owned apartments and another 17 units owned by a corporate entity, he said.

Oakridge was still in legal negotiations with the independent group, Mr Williams said.

He declined to specify how many unit owners had joined the management pool agreement, because of confidentiality concerns.

A body corporate agreement effectively prohibits apartment owners from letting out their own units, although the Whangarei investor claimed the independent group would challenge that contract.

Resource consent conditions for Oakridge Resort also dictate operations at the hotel and Mr Williams said management would ensure compliance with these.

The Oakridge Resort group of companies was placed in receivership last September.

The Williams Group purchased the complex in December.
